Enabling Citywide Compliance: Airveda’s AQI Monitoring Across BMC Construction Sites
Multiple Real Estate & Infrastructure Developers
Active Construction Sites – Residential, Commercial & Institutional
Mumbai, Maharashtra
PM25OPC10TH-GSM-EYE-SD 15+ Construction Sites
Developers needed a BMC-approved AQI monitoring system that could be installed quickly without disrupting construction.

Introduction
Starting on May 13th, 2025, the Brihanmumbai Municipal Corporation (BMC) mandated that all active construction sites in Mumbai must install real-time air quality monitoring systems. The goal: curb rising pollution levels from construction activities and ensure greater public transparency.
Recognized among BMC’s 15 approved vendors, Airveda was selected by leading developers across Mumbai for our outdoor-ready, real-time AQI monitoring solution delivering seamless regulatory compliance and responsible construction practices. From leading developers like Bhoomi Properties to prominent developers such as Navkar Developers, Parsh Realtors, DNEG India, and RBI, Airveda deployed comprehensive AQI monitoring setups across 10+ construction sites within weeks of the regulation.
Each site presented its own unique challenges from high-density residential zones to sensitive institutional or media zones but Airveda’s modular and rapidly deployable technology enabled clients to meet the regulation on time while maintaining operational efficiency.

Problem Statement
Mumbai’s rapid urban development comes with an environmental cost. According to studies, PM2.5 levels increased by over 50% between 2019–2020, making construction one of the largest contributors to local air pollution.
To address this, the Bombay High Court and BMC enforced a mandate starting May 13, 2025, requiring:
- Continuous AQI monitoring (PM2.5 & PM10, temperature, humidity)
- Public LED displays showing real-time values
- Data API integration with the BMC Command Center
- 60-day data storage
- Power & weather-resilient hardware
- Regular calibration every two months
Developers had 15–30 days to comply or face stop-work notices, heavy fines, and possible project suspensions.
These strict requirements called for a robust, cloud-connected, tamper-proof solution that could be rapidly deployed with zero disruption to ongoing work.

Solution – Airveda’s BMC-Compliant Construction AQI Monitoring Setup
Airveda offered an end-to-end solution designed specifically for construction environments. The core of the system was the Airveda EYE device (Model: PM25OPC10TH–GSM–EYE–SD), fully approved by BMC.
The installation included:
- GSM-enabled AQI monitor for PM2.5, PM10, temperature, and humidity
- Outdoor LED display (3 ft x 4 ft) for on-site and public visibility
- Cloud-based dashboard with API integration to BMC
- Automated compliance reporting and threshold-triggered alerts
Installations were completed within a single working day, ensuring minimal interruption to construction activity. Developers were given full access to real-time dashboards while BMC received automatic data feeds for compliance monitoring.

Key Features
1. Real-time Monitoring: PM2.5, PM10 (OPC-based), temperature, and humidity data refreshed every 30 seconds.
2. Threshold-Based Alerts: Instant SMS/email alerts during pollution spikes enabling rapid response like dust suppression.
3. Centralized Dashboard Access: Accessible to developers and BMC for 24/7 visibility.
4. Public LED Display Boards: Compliant with BMC's requirement to display AQI data to workers and nearby communities.
5. 60-Day Local Data Backup: Ensures audit-proof compliance and historical tracking.

Results
1. Zero Delays in Project Timelines: Same-day installation and instant dashboard access avoided costly shutdowns.
2. BMC Compliance Secured: All deployed sites passed inspection and integrated seamlessly with BMC’s control center.
3. Faster Pollution Response: Real-time alerts empowered site teams to take immediate dust control measures.
4. Improved Transparency: LED boards built trust among workers, residents, and local authorities.

Conclusion
With rising concerns around urban air quality, BMC’s 2025 mandate marked a turning point for construction safety and accountability.
From Bhoomi Properties in Lalbaug to RBI’s CAFRAL site in Mahim, our installations demonstrate how data-driven air quality monitoring can transform construction practices and elevate public health outcomes.
Through swift deployments, rugged hardware, and automated compliance tools, Airveda has enabled developers across Mumbai to build not just faster — but smarter and cleaner.
This multi-site rollout is a blueprint for responsible construction across urban India where technology, regulation, and sustainability go hand in hand.
